Sofia is a city of distinct districts, from the old streets of the centre to quiet villages at the foot of Vitosha. Where you live shapes your commute, your rent and your weekends. Here are the areas expats choose most often, and who each one suits.

Centre and Oborishte

Old buildings, tree-lined streets and everything within walking distance. Expect character, noise and higher rents. Older flats can have weak insulation and steep stairs.

Lozenets

A green, popular district south of the centre, close to South Park and several schools. Many newer buildings. One of the most popular areas with expat families.

Boyana, Dragalevtsi and Simeonovo

Former villages on the slopes of Vitosha, with houses, cleaner air and quick access to hiking. They are popular with families at international schools. Traffic into the city at rush hour can be slow, and public transport is limited.

Mladost and Business Park

Large residential districts in the south-east, with many modern blocks, shopping centres and good metro links. Practical if you work in Business Park Sofia or near the airport.

How to choose

  • Check the commute. Living near a metro station saves a lot of time.
  • Visit at night and in winter if you can. Parking, noise and air quality change a lot.
  • Ask about heating. Central heating, air conditioning or electric heaters make a big difference to winter bills. See our utility bills guide.
  • Check the building, not just the flat: the entrance, the lift and how the building is managed.
